Job Summary
The Preconstruction Manager provides leadership to the Preconstruction Department ensuring that highest quality of preconstruction services, engineering, virtual design and estimation if provided to all projects.
Position Responsibilities
Obtain and analyze necessary bid information on projects from trade contractors, subcontractors and material vendors.
Prepare conceptual and detailed Schematic, Design Development and Construction estimates.
Facilitate and assist the estimating team strategy meeting on the approach to a project or estimate.
Prepare and assemble the preconstruction proposals containing estimates and design/engineering related information.
Prepare and analyze cost models during the design/development and/or bidding period.
Assure that potential risk factors have been evaluated, documented and reviewed with senior management.
Keep abreast of current changes and trends in the construction industry and local jurisdictions.
Identify new and/or improved construction methods.
Ensure the project estimates, including general conditions, are accurate, complete and reflect the actual cost requirements of the project.
This includes collaborating with other departments to ensure that there are an adequate number of qualified and financially sound trade/subcontractor proposals received and evaluated.
Organize and assemble the transition meeting between the project construction team and the preconstruction team and coordinate the follow-up meetings.
On projects where the senior preconstruction manager is the lead, review trade contracts, subcontracts and major purchase orders, prior to execution by the trade/subcontractor, for compliance with the documents and our estimate.
Qualification Requirements
Minimum of 10 years of practical and proven industry experience in Preconstruction.
Four-year degree in a construction related curriculum (BSCE, BSCM, BSAE, etc.
) plus a minimum of 5 years of practical and proven industry experience equivalent to a combination of technical training and/or related experience will be considered.
Experienced in high-rise, high-tech, medical and public work sectors required.
Extensive experience in electrical construction estimating, engineering or related functions plus thorough knowledge of objectives impacting estimating, estimating strategies and techniques and construction contracts required.
Demonstrated proficiency in the following areas: estimating, design analysis and optimization, scheduling, budgeting/cost control, financial reporting, client relationship, interpersonal skills, computer skills, ability to communicate, both written and oral, leadership and organizational skills.
Demonstrated experience in managing multiple preconstruction projects successfully
Proficiency in McCormick and Accubid, Microsoft Office, Bluebeam program required.
Compensation
$140-180k per year, in addition employees may be eligible for an annual discretionary bonus.
Actual compensation within that range is dependent upon the employee’s performance, skills, experience, and qualifications.
