Job Description PRINCIPAL PURPOSE OF JOB: Provide our customers, the community managers, the best resource for maintenance work, advice, and feedback.
To make repairs or begin projects as requested by work order or as noted on-site on one or more properties.
Provide oversight, instruction, and assistance to fellow maintenance technicians or subcontractors to better accomplish the field service division's overall mission.
Communicate with community managers, vendors, boards members, and homeowners to grow revenues within the department.
Receive service requests from owners and community management team.
Coordinate appointments and schedules.
LEVEL OF AUTHORITY: Supervise assigned maintenance technicians and subcontractors.

ESSENTIAL JOB FUNCTIONS: Oversee maintenance technicians and subcontractors to ensure adequate quality, efficiency, and service levels are met.
Investigate and report on the quality of work performed by other maintenance technicians or subcontractors.
Management of projects; including, but not limited to, insurance claims, capital improvements, renovations, and general construction.
Proposal generation which entails the creation of job specifications, preparing and obtaining proposals, recommending repairs, and generating work to build the department.
As required, coordinate work activities with other departments or subcontractors.
Participate in company meetings with managers for sales, feedback, and recommendations.
Investigate, analyze, and repair minor electrical problems; including, but not limited to, changing photocells, repair or replacement of common area lights, timers, and telephone entry systems.
Investigate, analyze, and repair minor plumbing problems; including, but not limited to, repairing toilets, faucets, and showers.
Investigate, analyze, and repair minor carpentry problems; including, but not limited to, repair or replacement of lattice, shutters, screens, siding, cornice, signs, and mailboxes.
Investigate, analyze, and repair other normal maintenance items; including, but not limited to, identifying water leaks, painting, repairing sheetrock, gutters, and downspouts.
Utilize technology to create efficiency in workflow.
Maintain written documentation of work completed and submit required paperwork by date requested.
Able to work without direct supervision.
On call 24 hours for emergencies as per the pre-arranged rotation.
